We like to look after our tenants, which usually ensures that a property is well looked after.

Our aim is to get you the best tenant at the highest rent. We pick our tenants very, very carefully.
As well as thorough referencing and interviewing, we go by gut instinct too. That’s why, we can quite confidently and categorically say that in 22 years we haven’t had any legal disputes with tenants or landlords.
Our secret is meticulous legal documentation and carefully structured procedures, this ensures everyone is happy, especially you the Landlord.

When a tenant moves in part‑way through the month, we use a structured approach that ensures you receive the correct rent from day one, while keeping everything compliant with current legislation and rent‑guarantee requirements.
If a tenant moves in on the 21st, their first payment covers:
21st → 20th
This is a full month of occupation.
It is lawful, transparent, and satisfies rent‑guarantee conditions requiring one full month’s rent to be collected.
Alignment payment
On the 1st, the tenant pays a small pro‑rata amount covering:
1st → 20th
This aligns the rent cycle to the 1st of each month, which keeps accounting clean, consistent, and easy to follow.
Ongoing rent
From that point onwards, rent is due on the 1st of every month.
At Kit Ram Residential, we pay all landlords once a month, on or before the 10th.
In practice, payments are usually made a few days before the 10th, depending on weekends and banking times.
