Cally keeps our numbers in line and our books beautifully balanced, usually working quietly behind the scenes… unless the phone rings, in which case she occasionally makes a surprise cameo. And if she looks familiar, you’re not imagining it — Cally appears on TV far more often than she appears at our front desks.
When she’s not managing our accounts, she’s on set. Cally is an accomplished actress with an impressive list of credits, including Coronation Street, The Office, EastEnders, Emmerdale, Call the Midwife, and many more.
She’s also a devoted animal lover — especially when it comes to cats. If there’s a feline within a five‑mile radius, Cally will find it.
Hannah is our Office Manager and the steady heartbeat of the business. She keeps our block management running like clockwork and somehow stays completely unflappable, even when everyone else is two minutes from panic. If there’s a problem to solve, a form to decode, or a compliance puzzle to untangle, Hannah is already halfway through it — and smiling.
Outside the office, she swaps managing buildings for taking centre stage. Hannah is heavily involved in amateur dramatics and can go from spreadsheets to spotlight in record time. And when she’s not performing, she’s caring for her ever‑growing feline family. She fosters cats in her spare time and has five of her own, all of whom are convinced they’re the true managers of the household.
If organisation were an Olympic sport, Hannah would take gold — and probably foster the mascot on the way home.
Kit is the founder and director of Kit Ram Residential — part property expert, part crisis‑whisperer, part accidental cat furniture. Before launching the business, he spent years as an actor and dancer, performing on stages, in nightclubs, and rubbing shoulders with more famous faces than he can politely mention. (Yes, that one too. And no, he still won’t spill the gossip… unless you call and ask nicely.)
Showbusiness turned out to be the perfect warm‑up act for lettings: quick thinking, calm under pressure, and the ability to smile through absolute chaos. These days, Kit swaps choreography for compliance and scripts for valuations, but he brings the same energy — sharp, warm, and just dramatic enough to keep things interesting.
He’s not always physically in the office, but he’s always there when you need him. Whether he’s on the road, at a valuation, or mid‑gym session lifting something heavy, Kit stays connected, responsive, and ready to jump in the moment a landlord or tenant needs him.
When he’s not working, you’ll find him at the gym, planning something new, or trying to stop a cat from staging a takeover of his laptop. He’s passionate about boutique service, clear communication, and making the lettings world friendlier, clearer, and a little less stuffy.

Mariia is the organisational heartbeat of Kit Ram Residential — the one who keeps everything running smoothly and somehow makes it look effortless. With a degree in Business Management, she brings structure, strategy, and a natural talent for turning chaos into order.
She handles operations with sharp attention to detail: documents, appointments, communication — all streamlined and under control. If something needs doing properly, Mariia is already on it.
She stays ahead of legislation, keeps compliance tight, and makes transparency feel easy. Clients always know exactly what’s happening and why.
Outside work, she loves exploring new places, discovering great food, and keeping her space calm and beautifully organised — the same energy she brings into the office.
