Simple Guide to letting your property

Valuation
No two properties are the same, whether they are the same size or in the same location. It is essential to arrange for us to come and view your property to conduct a full accurate rental valuation.
Rental value
During the property valuation, let us know of any additional benefits the property has. We will also highlight what we consider to be the key features of the property. As our Lettings team have worked in the area for many years, we use our local experience and market knowledge to determine how much the property will let for. We also offer advice on how best to present the property to achieve the highest rental value.
Marketing your property
Once we have been instructed to let your property, we will arrange for a professional photographer to take photographs of your property, we will list the property on our website and upload to property portals, as well as contacting all applicants on our database currently searching for a similar property.
Viewings
If there are tenants currently in your property, we provide them with a minimum of 24 hours’ notice about upcoming viewings. To maintain a good relationship with the tenant we try to organise a block of viewings to minimise any disturbance, maintaining the quiet enjoyment of the tenancy without affecting the marketing of your property.
Offers
You will be contacted when we have suitable prospective tenants for your property. We discuss their suitability with you. At this point, the applicant might have requirements, like the removal or addition of furniture or remedial works, which we will discuss with you.
Referencing & Right to Rent
Once you have accepted an offer the tenant will be referenced. We check the tenant is who they say they are and ensure they can pay the rent (their annual salary needs to be 2.5x the annual rent).
Tenancy deposit scheme
When terms have been agreed with a tenant it is a legal requirement for their rental deposit to be held or registered with a deposit protection scheme. At Kit Ram Residential we register all deposits with the Tenancy Deposit Scheme (TDS) and hold them ourselves., although some let only landlords hold deposits in their own nominated schemes.
